Bill Courtney, President of Home Source Custom Homes, has just about seen it all in his 35 years in the new home business. He’s experienced the good and bad times, from rapid growth cycles to recessionary business conditions. Right now the real estate market is strong, with unprecedented low interest rates and an abundance of buyers but a limited supply of quality homes available. The realtor community is finding it difficult to find the right home for their clients and, when they do, oftentimes it’s already had multiple offers or sold. The shortage of existing homes for sale has resulted in an increasingly strong demand for new home construction. For many years builders enjoyed strong sales and a consistent demand for their product. But in recent years as the economy weakened many builders either have gone out of business or significantly reduced their production. We counsel our interested clients to be cautious when assessing a home’s value based upon price per square foot. There are so many different factors affecting a home’s price that to compare builders by price per square foot is like comparing apples to oranges. First of all, there is no universally accepted methodology for measuring square footage. If there is one thing you can count on, it will vary from builder to builder.
